200% tax slapped on 3,343 properties for illegal construction | Mumbai news

The highest number of unauthorized constructions/ changes recorded in the city between April 2024 and March 2025 was in the western suburbs, followed by the island city and the eastern suburb

Mumbai: Bhanambhi Municipal Corporation (BMC) slapped 200% property tax on 3,343 properties in the city and took 392.28 crore as fine for unauthorized construction compared to last year, official data show.

The highest number of unauthorized constructions/ changes recorded in the city between April 2024 and March 2025 was in the western suburbs, followed by the island city and East suburbs. Ward-wise, violation H West Ward was the highest, followed by Zee North and S. Ward. Only three properties were found to have illegal construction/ change in E Ward, the lowest in the city.

Sources in the civic body said that the drive against unauthorized constructions was launched by Ashwini Joshi. Sources said that the nominated officials have been tasked to initiate action against violations in all 25 administrative wards in the city.

A senior BMC official said the property owners usually contact the courts when the BMC issues notice and impose a fine for unauthorized construction/ change. “Unauthorized constructions cannot be surprised when a case is pending in court, but punishment may be implemented. So we decided to levy 200% of property tax.”

The 200% tax on properties with unauthorized construction/ change is according to Section 152 (A) of the Municipal Corporation of Mumbai Act, 1888. So far, BMC has collected 12 crore rupees from the total fine amount while another 379 crore is yet to be collected.
