Pahrump horse property lists for nearly $2M; deal expected to close Monday | Real Estate Millions

The property of 30 acres of horse farm in the pahrum listed for $ 1.95 million is subject to contract.

The property, which has 30 acres feet of water rights, is a horse track with a stadium with 3,000 seats, 19 horsepower and a stable with a 1,392 square -foot living quarter on the second floor. There are also many outbuildings in the property.

The selling price under the contract has not been revealed by the owner/broker Susan Hunt-Crigiele of Masterpiece Properties in Las Vegas. Sales are expected to close a Las Vegas businessman on 31 March, who has not revealed its intention to the property.

“We all know that he is going to regenerate the property, and we don't know what the future is to be used,” said Hunt-Craigil.

The listing described the property as a potential use for a horse riding center or ganja farm. Listing also said that it could be divided to residential lot.

“This property is very unique that it is a lender of criminal, but not a bank is a foreclosure,” said Hunt-Crigiele. “It was a private money lender along with many investors, which were criminals on the borrower, and now we have listed it for investors. It requires a little TLC. It is overgrowth with tumbleves, but it is a great opportunity. It has great bones and ability.”

Hunt-Krigiele said that it is important that the land comes with the state in good condition with water rights. Water rights bring value to property, adding co-listing agent Zerome Sulivan, a reaultar with Berkshire Hathaway Homesarvis, Nevada Properties.

“Property has an amazing ochestrian feature such as a racket with 3,000 metal bench seats to see a spectator,” said Hunt-Crigiele. “It has 19 horsepower in the stable and living quarters that are at the top of the stable. It has a structure that looks like a church. It is a small chapel of 500 to 600 sq ft. Another structure was an indoor growing house for the previous ganja farm at a time and was previously used as a meeting hall.”

Sulivan said that weddings were held in the chapel.

Hunt-Krigiele said that the residents of the Las Vegas region were very interested in property, with many repeated shows with non-profit organizations that treat the youth. Because this required a lot of rehabilitation, however, not everyone had hunger for him.

Hunt-Krigiele said, “We were very interested, even though the infrastructure was postponed.”
